DAY 0Our field team, led by the Engineer of Record, inspects structure and electrical systems, runs the thermoscan and illumination study where required, and captures drone aerial documentation of roofs and façades.
WITHIN 2 WEEKSEmilio Castro, P.E. seals the structural and electrical reports. We file them with the building department and act as your representative before the county or city. Typically filed within 45 days of signing, half the county's 90-day deadline, so there is time left for repairs if needed.
WITHIN 45 DAYSIf deficiencies are found, we scope only what's required, coordinate contractors and permits, and manage the reinspection through final certification.
WITHIN 180 DAYSFoundations, load-bearing walls, beams, columns, slabs, balconies and roof structure. Cracks, spalling, corroded rebar and moisture damage are documented with photos and a sealed deficiency report.
Service equipment, panels, feeders, grounding, emergency lighting and exit signs, evaluated against county requirements and documented in a sealed report.
High-resolution aerial photos and video of roofs, parapets, façades and areas that are unsafe or impossible to reach on foot. Included in every inspection, with a clear before/after record for your board and your insurer.
Required in Miami-Dade for electrical services of 400 A and above: detects overheating connections invisible to a visual inspection. We sample per county guidance rather than charging you for every panel.
Light-level measurements and report for parking areas (Miami-Dade Chapter 8C). Included in our Miami-Dade recertification, not sold as an add-on.
Repair drawings when required, contractor coordination, permits, extension requests and reinspections. We represent you before the building department through the final letter.
